This decision is subject to the following conditions:

1. The existing building is a moderately sized dwelling which, whilst having been the subject of various extensions on the rear elevation, is of traditional proportions. The proposed dwelling would be significantly larger than the existing dwelling, more than doubling the floor area of the property. The proposed increase in floor area substantially increases the bulk and scale of the dwelling at the site, the proposed side elevations being greater in width than the front elevation of the existing dwelling. Furthermore, the proposed dwelling, with the incorporation of extensive window openings and projecting, hipped roof gable on the front elevation, is not considered to be more in keeping with the rural landscape than the existing dwelling. The proposed replacement dwelling is therefore not considered preferable in terms of design and the size and scale of the proposal are not similar to the existing dwelling. The proposal therefore fails to comply with Policies ENV1, SUR1 and Policy RES9 (which provides the criteria under which replacement dwellings are considered acceptable within the open countryside) of the Wychavon District Local Plan (2006).
