This decision is subject to the following conditions:

  1. Other than vehicles, any goods stored within the 6 storage areas hereby approved on this site (either individually or piled) shall not exceed 3m in height.

    Reason - To protect the visual amenities of the area.

  2. The 6 storage areas hereby permitted shall be used in accordance with the approved plan A3191/DR/100 and no other areas shall be used for storage without the approval, in writing, of the Local Planning Authority.

    Reason - To define the permission.

  3. All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.

    Reason - To preserve the amenities of the locality.

  4. Any facilities for the storage of oils, fuels or chemicals shall be sited on impervious bases and surrounded by impervious bund walls. The volume of the bunded compound shall be at least equivalent to the capacity of the tank plus 10%. If there is multiple tankage, the compound shall be at least equivalent to the combined capacity of the largest tank, vessel or the capacity of interconnected tanks or vessels plus 10%. All filling points, associated pipework, vents, gauges and sight glasses must be located within the bund or have separate secondary containment. The drainage system of the bund shall be sealed with no discharge to any watercourse, land or underground strata. Associated pipework shall be located above ground and protected from accidental damage. All filling points, and tank/ vessels overflow pipe outlets shall be detailed to discharge downwards into the bund.

    Reason - To minimise the risk of pollution of rivers and watercourse and other surface waters.

  5. Any noise emanating from the site shall be controlled such that the difference between the background level and the rating level when assessed in accordance with British Standard 4142:1997 is not greater than +10db during the hours of 0700 to 1900. The difference between the background level and the rating level when assessed in accordance with British Standard 4142:1997 shall be no greater than +5db during the hours of 1900 to 0500. Measurements shall be made at the facade of the nearest noise sensitive premises.

    Reason - To preserve the amenities of the locality.

  6. Commercial vehicles of more than 3.5 tonnes shall gain access, and leave the site via the Crown Lane approach and not via Walton Road.

    Reason: In the interests of highway safety.
