This decision is subject to the following conditions:
The application site represents an isolated rural location divorced from the nearest village, Eckington. The proposed dwelling is an open market property for which no special circumstances, in support of its location, have been put forward to overcome the adverse effects of the development on the surrounding built and natural landscape.
Furthermore, the property, due to its distance from the amenities available within Eckington and characteristics of the adjoining road network, would not provide accessible local services that reflect the community's needs and support the health, social and cultural well-being of the site occupants.
As a result of this the proposal is not seen to accord with criteria of saved Local Policies GD1, GD2 and ENV1 of the Wychavon District Local Plan nor is the proposal seen to be sustainable development in accordance with the National Planning Policy Framework paragraphs 7, 14, 35 and 55.
