This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out in accordance with the following approved plans: '01'; '772-02c'; '772-03g'; '772-04h'; '772-05f'; '772-06b'; '772-08'; '772-09'; '22832-01'
Reason - In order to define the permission.
Finished floor levels shall be set no lower than 22.05m AOD, as proposed within the Flood Risk Assessment (Dated: 01.10.13) unless otherwise agreed in writing by the local planning authority.
Reason - To protect the proposed dwellings from flood risk for the lifetime of the development, in accordance with saved Policy ENV17 of the Wychavon District Local Plan (June 2006).
Notwithstanding the information submitted, precise details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the local planning authority before any work on the site commences. The development shall be carried out using the materials as approved.
Reason - To ensure that the development is visually satisfactory, in accordance with saved Policies ENV12 and SUR1 of the Wychavon District Local Plan (June 2006).
Prior to the commencement of the development hereby approved, details of the floating pontoon, poles and mooring, shall be submitted to and approved in writing by the local planning authority. The development shall be carried out using the materials as approved.
Reason - To ensure that the development is visually satisfactory, in accordance with saved Policies ENV12 and SUR1 of the Wychavon District Local Plan (June 2006).
The first floor window serving the 'master bedroom' in the side, east-facing elevation of the dwelling hereby permitted, shall be obscure glazed, and non-opening unless the parts of the window that can be opened are more than 1.7 metres above the floor of the room in which the window is installed, and remain so in perpetuity.
Reason - To preserve the amenities of the adjoining property, in accordance with saved Policy GD2 of the Wychavon District Local Plan (June 2006)
Notwithstanding the information submitted, the development hereby approved shall not begin until drainage works have been carried out in accordance with details to be submitted to and approved in writing by the local planning authority.
Reason - For the avoidance of doubt and to ensure a satisfactory means of drainage is available to serve the development, in accordance with saved Policies ENV17 and ENV19 of the Wychavon District Local Plan (June 2006)
All existing trees and hedges on site, or branches from trees on adjacent land that overhang the site, unless indicated on the approved plan(s) to be removed, shall be retained and shall not be felled or pruned or otherwise removed within a period of five years from the completion of the development without the previous written consent of the local planning authority.
There shall be no burning of any material within 10 metres of the extent of the canopy of any retained tree/hedge.
If any retained tree/hedge is removed, uprooted or destroyed or dies, replacement planting shall be carried out in the first available planting season of such species, sizes and numbers and in positions on site as may be specified by the local planning authority.
Reason - To prevent existing trees/hedges from being damaged during construction work and to preserve the amenities of the locality. In accordance with saved Policies SUR2 and ENV7 of the Wychavon District Local Plan (June 2006).
Prior to the commencement of the development hereby approved a dedicated water vole survey shall be carried out to establish the presence or otherwise of water vole. The findings of the survey together with any appropriate mitigation and / or avoidance measures shall be submitted to and agreed in writing with the local planning authority. The approved measures shall thereafter be implemented and maintained in perpetuity, unless otherwise agreed by the local planning authority.
Reason - To ensure compliance with the Wildlife and Countryside Act 1981 and to prevent harm to a protected species.
Prior to the commencement of the development hereby approved details of appropriate biodiversity enhancement measures such as bird boxes, bat roosting features and other features suitable for the location shall be submitted to and approved in writing by the local planning authority. Such measures shall thereafter be implemented as agreed and maintained in perpetuity, unless otherwise agreed in writing with the local planning authority.
Reason - To make appropriate habitat provision and enhancement in accordance with paragraph 118 of the Framework.
The garage hereby approved shall only be used for ancillary purposes incidental to the domestic use of the dwelling.
Reason - In order to prevent the overdevelopment of the site and to protect the amenities of the area, in accordance with saved Policies GD1 and GD2 of the Wychavon District Local Plan (June 2006)
The mooring hereby approved shall be used for ancillary purposes incidental to the domestic use of the dwelling, and shall not form separate residential accommodation, or provide overnight accommodation.
Reason - For the avoidance of doubt, to ensure that the mooring remains ancillary to the main dwelling, and to protect the proposed development from flood risk for the lifetime of the development, in accordance with saved Policies GD1, GD2 and ENV17 of the Wychavon District Local Plan (June 2006)
