This approval must be read in conjunction with outline planning permission ref W/11/00752/OU and the conditions attached thereto.
Reason - The outline permission and the approval of reserved matters must be considered together.
The development hereby permitted shall be carried out in accordance with the approved plans listed in the drawing and document schedule.
The chimneys shown on the plans hereby approved shall be constructed of brick or faced with brick or brick slips to match the brickwork used in the main walls of the associated dwelling.
Reason - To ensure the development is of high quality design and is constructed of materials that are appropriate to the area.
Where a satisfactory landscape scheme has been submitted as part of the application
All planting and seeding/turfing comprised in the submitted landscape scheme (drawing nos A588.002 revD; 5153.PP03C; 5153.PP07C; 5153.PP06C; 5153.PP05C; 5153.PP04C; 5153.LM01C), hereby approved, shall be carried out in the first planting season following the completion or first occupation/use of the development, whichever is the sooner. This is subject to, with reference to drawing no. 5153.PP04C, 5 additional trees, (3 hornbeam and 2 field maple) being planted within the hatched area to the northern boundary opposite plots 37-43 to the satisfaction of the Local Planning Authority.
All planting shall be watered as necessary and competitive weed growth controlled to ensure successful establishment.
Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless otherwise agreed in writing by the Local Planning Authority.
Reason - To protect and enhance the visual amenities of the area and to ensure the satisfactory development of the site - in accordance with Policy GD2, Policy ENV1, Policy SUR2 and Policy ENV8 for protection of existing hedgerows, trees & woodland of the Wychavon District Local Plan (June 2006).
