This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Details of the form, colour and finish of the materials to be used externally on the walls and roofs of the annexe; link and conservatory hereby approved shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.
Development shall be carried out in accordance with the approved details.
Reason - To ensure that the development is visually satisfactory and preserves the character and appearance of the existing garage/storey. This is in accordance with saved Local Plan Policy SUR1.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
The development hereby permitted shall provide one bird nesting and one bat box. Details of the types and locations shall be submitted to and approved in writing by the local planning authority prior to the commencement of the conversion works.
Development shall be carried out in accordance with the approved details.
Reason - to make appropriate habitat provision for protected species in accordance with paragraph 1118 of the NPPF.
The proposed annexe hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling.
Reason - The use of the annexe as an independent unit could have an adverse impact upon the amenities of surrounding properties. This is in accordance with saved Local Plan Policy GD2.
Before the first occupation of the annexe hereby permitted the window on the proposed side elevation (above the landing) shall be fitted with obscured glazing and shall be permanently retained in that condition thereafter.
Reason - To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy in accordance with policy GD2 of the Wychavon District Local Plan (June 2006).
