This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The materials shown on the approved plan shall be used and no others substituted without the approval, in writing, of the Local Planning Authority before work on the site commences.

    Reason - To ensure that the development is visually satisfactory.

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. The replacement building hereby approved shall only be used as a site managers office in association with the Little Meadow River Park and for no other use including over night accommodation.

    Reason - To ensure the building remains an appropriate use within Flood Zone 3 in accordance with the National Planning Policy Framework paragraph 100, 101 and 102.

  5. The area beneath the building shall, for the life of the building, be left clear of any obstruction and shall not be used for the storage.

    Reason - To ensure flood flows at the site are not restricted.

  6. A detailed flood evacuation plan for the building shall be submitted to and agreed in writing with the Local Planning Authority prior to the first use of the building hereby approved commencing.

    Reason - To ensure safety of the people using the building in accordance with saved Local Policy GD2

  7. Construction works on the development hereby approved shall not take place between the period of March and July of any given year

    Reason - To ensure that the development, as submitted, will not impact upon the features of special interest for which Upham Meadow and Summer Leasow SSSI is notified.

  8. The development hereby permitted shall be carried out in accordance with the following approved plans:

    1:1250 - red line location plan 10513/B - existing and proposed elevations

    Reason - To define the permission.
