This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The development hereby permitted shall be carried out in accordance with the following approved plans:285 Rev A, 1906/10, 1906/11, 1906/12, 1906/13, 1906/14.

    Reason - To define the permission.

  3. The business floorspace of the live/work units shall be finished ready for occupation before the residential floorspace is occupied and the residential use shall not precede commencement of the business use.

    Reason - As the provision of the proposed residential element of the proposal without the business element would be contrary to planning policy RES8 of the Wychavon District Local Plan (June 2006).and policy D.10 of the Worcestershire County Structure Plan (June 2001).

  4. The business floorspace of the live/work unit shall not be used for any purpose other than for purposes within class B1 in the Schedule to the Town and Country Planning (Use Classes) Order 1987, or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order with or without modification.

    Reason - No separate use should commence without the prior approval of the Local Planning Authority in order to ensure that use of the premises does not prejudice the amenity of the area and conforms with Council's policies.

  5. The residential floorspace of the live/work unit shall not be occupied other than by a person solely or mainly employed, or last employed in the business occupying the business floorspace of that unit, a widow or widower of such a person, or any resident dependants.

    Reason - As the provision of the proposed residential element of the proposal without the business element would be contrary to planning policy RES8 of the Wychavon District Local Plan (June 2006).and policy D.10 of the Worcestershire County Structure Plan (June 2001).

  6. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  7. The development hereby permitted shall not be brought into use until the vehicular access and entrance, driveway, turning areas and parking spaces shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - In the interests of vehicle and pedestrian safety.
