This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
No development shall take place until samples of the materials to be used in the construction of the external surfaces of the replacement dwelling and renovation works to No11 Newtown, Offenham, hereby permitted, have been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details.
Reason - Details shown on the drawings are not satisfactory in accordance with saved Local Planning Policy SUR1 and SUR6
No building hereby permitted shall be occupied until the sustainable drainage scheme for the site has been completed in accordance with details submitted to and approved in writing by the Local Plannning Authority.
The sustainable drainage scheme shall be managed and maintained thereafter in accordance with the agreed management and maintenance plan.
Reason - To ensure the proposed development does not exacerbate flood risk and deals with surface water run-off from the site in a sustainable manner, in accordance with policy ENV19 of the Wychavon District Local Plan (adopted June 2006) and the provisions of the Council's Water Management Supplementary Planning Document (October 2009).
The dwelling hereby permitted shall not be occupied until the entrance, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.
Reason - In the interests of highway safety.
The development hereby permitted shall not begin until a Construction Method Statement has been submitted to and approved in writing by the Local Planning Authority in consultation with the Highway Authority. The approved statement shall be adhered to throughout the construction period. The statement shall provide for:
The parking of vehicles of site operatives and visitors within the application sites. Loading and unloading of plant and materials within the application site. Storage of plant and materials within the application site.
Reason - To prevent indiscriminate parking in the interests of highway safety
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking, re-enacting or modifying that Order), no development shall be carried out that results in an enlargement of the dwellinghouse hereby permitted without the prior consent of the local planning authority.
Reason - To prevent the replacement dwelling from further increases in size to the detriment of the surrounding area in accordance with saved Local Plan Policy RES9 and SUR1
