This decision is subject to the following conditions:

  1. The works to which this consent relates shall be substantially completed within one year of the date of this permission and shall be completed within two years. A letter confirming the works have been completed shall be submitted to the local planning authority within one month of the completion.

    Reason - To ensure the listed building is restored to preserve the architectural significance in a timely manner to prevent further degradation in accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. A) No development shall take place until a Programme of Historic Building recording and interpretation, including a Written Scheme of Investigation, has been submitted to and approved by the local planning authority in writing. The scheme shall include an assessment of significance and research questions; and:

    1. The programme and methodology of site investigation and recording. 2. The programme for post investigation assessment. 3. Provision to be made for analysis of the site investigation and recording. 4. Provision to be made for publication and dissemination of the analysis and records of the site investigation 5. Provision to be made for archive deposition of the analysis and records of the site investigation 6. Nomination of a competent person or persons/organisation to undertake the works set out within the Written Scheme of Investigation.

    B) No demolition/development shall take place other than in accordance with the Written Scheme of Investigation approved under condition (A).

    C) The development shall not be occupied until the site investigation and post investigation assessment has been completed in accordance with the programme set out in the Written Scheme of Investigation approved under condition (A) and the provision made for analysis, publication and dissemination of results and archive deposition has been secured.

    Reason: In accordance with the requirements of paragraph 141 of the National Planning Policy Framework.

  3. The development hereby permitted shall be carried out in accordance with the recommendations contained in the surveys by Oaklands Ecology dated September 2013. This shall include the removal of roof tiles by hand and under the supervision of an ecologist and the provision of bat roosting and bird nesting opportunities. Details of type and location of bat roosting and bird nesting features shall be submitted to and approved in writing prior to the commencement of the development.

    Reason - To avoid harm to protected bat species in accordance with the Conservation of Habitats and Species Regulations 2010 and the Wildlife and Countryside Act 1981, and to make appropriate habitat provision in accordance with paragraph 118 of the NPPF.

  4. Prior to any timber framing repair/replacement works being first commenced, details of the proposed new framing/repairs, using traditional methods with pegged mortice and tenon joints, as well as details of method of infilling panels, shall be submitted to and approved in writing by the Local Planning Authority. All works shall be carried out in accordance with the approved details.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).

  5. Prior to any roof repairs being first commenced, a precise specification of the proposed tiles/slates to be used, a sample of at least four tiles to provide a representative range of the colour and texture of the tile, together with any ridge details and details of methods of lead flashings, shall be submitted to and approved in writing by the Local Planning Authority. All works shall be carried out in accordance with the approved details.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).

  6. Notwithstanding the submitted details, the proposed casements should be multi-pane casements. Prior to any window and doors repairs/replacements being first commenced, detailed drawings of the proposed window(s) showing design, sections through glazing bars and/or mullions, method of opening, finish and depth of external reveal, shall be submitted to and approved in writing by the Local Planning Authority. All works shall be carried out in accordance with the approved details.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).

  7. Notwithstanding the proposed specification which indicates the use of underpinning, this should not be carried out. Prior to any building works being first commenced, a precise specification of the proposed schedule of repairs shall be submitted to and approved in writing by the Local Planning Authority. All works shall be carried out in accordance with the approved details.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).

  8. The development hereby permitted shall be carried out in accordance with the following approved plans:
