This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
The development hereby permitted shall be carried out in accordance with the following approved plans:

Reason - To define the permission.
The development hereby permitted shall be carried out in strict accordance with the working methods described in paragraphs 6.3 and 6.4 of the Initial Bat Survey by Swift Ecology dated 12 February 2014. On completion of these works a brief confirmation letter shall be submitted to the local planning authority for approval.
Reason: To ensure protected species are not harmed by the development and an offence under the Conservation of Habitats and Species Regulations 2010 and the Wildlife and Countryside Act 1981 (as amended)is avoided.
All new external work shall be carried out in materials that are stated on the application form.
Reason - To ensure a satisfactory development which does not prejudice the amenity of the locality.
