This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials shown on the approved plan shall be used and no others substituted without the approval, in writing, of the Local Planning Authority before work on the site commences.
Reason - To ensure that the development is visually satisfactory.
The extension hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Lineholt House Farm.
Reason - To ensure that an additional residential unit is not created within this unsustainable open countryside location.
The development hereby permitted shall be carried out in accordance with the following approved plans:

Reason - To define the permission.
The works hereby permitted shall be carried out in accordance with the precautionary mitigation measures described in the Follow Up Bat Survey report by Chelmarsh RG dated October 2013. This shall include the installation of a bat box suitable for pipistrelle species near the apex of the east end of the main building and avoidance of external lighting in relation to the bat box as well as the existing bat roost. Should bats be found, work shall stop immediately and Natural England as well as a suitably qualified bat ecologist must be contacted for advice on how to proceed.
Reason - To ensure European protected species are not harmed by the development.
