This decision is subject to the following conditions:

  1. Before any of the reserved matters hereby approved are commenced, details of a bin store to serve plot 26 shall be submitted to and approved in writing by the Local Planning Authority. The bin store shall be constructed and maintained in accordance with the approved details as part of the development.

    Reason - To provide a means of screening bins at the front of the site in order to ensure that the development is visually satisfactory.

  2. Before any of the reserved matters hereby approved are commenced, details of additional window openings in the side (west) elevation of plot 8 shall be submitted to and approved in writing by the Local Planning Authority. The property shall be constructed and maintained in accordance with the approved details as part of the development.

    Reason - To avoid the creation of a blank two-storey gable end close to the site boundary in order to ensure that the development is visually satisfactory.

  3. Notwithstanding details on the Site Layout Plan (drawing number 9901/PL01G), before any of the reserved matters hereby approved are commenced details showing the private drive serving plots 24 to 27 to be widened to 5.5m wide for the first 10m so as to allow two vehicles to pass within the entrance shall be submitted to and approved in writing by the Local Planning Authority. The private driveway shall be constructed and maintained in accordance with the approved details as part of the development.

    Reason - In the interests of highway safety.
