This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The materials shown on the approved plan shall be used and no others substituted without the approval, in writing, of the Local Planning Authority before work on the site commences.

    Reason - To ensure that the development is visually satisfactory in accordance with saved Local Plan Policy SUR1 and SUR6

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. Before the first occupation of the extension hereby permitted the three windows at first floor level and in the side and rear elevations of the extensions hereby approved (serving ensuite, bathroom and side of bedroom) shall be fitted with obscured glazing. These windows shall be non-opening unless the parts of the window which can be opened are more than 1.7 metres above the floor of the room in which the window is installed. The windows shall be permanently retained in that condition thereafter.

    Reason - To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy in accordance with policy GD2 of the Wychavon District Local Plan (June 2006).

  5. The development hereby permitted shall be carried out in accordance with the recommendations contained within section 4 and Appendix 2 of the ecological survey by Ros Willder Ecology, dated 23 January 2014. These include direct supervision of the removal of roof tiles by a licensed ecologist, the creation of suitable bat roosting conditions and bat access into the loft void and the installation of an open fronted bird box under the roof overhang. On completion a brief letter of confirmation shall be submitted to the local authority.

    Reason - to avoid a legal offence and to make appropriate habitat enhancement provision under paragraphs 109 and 118 of the NPPF.

  6. The development hereby permitted shall be carried out in accordance with the following approved plans:

    1:1250 - location plan 1:500 - block plan

    1:100 - existing elevations 1:50 - existing ground floor 1:50 - existing first floor

    1:100 - proposed elevations 1:50 - proposed ground floor 1:50 - proposed first floor

    Reason - To define the permission.
