This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The materials shown on the approved plan and detailed within the application form shall be used and no others substituted without the approval, in writing, of the Local Planning Authority before work on the site commences.

    Reason - To ensure that the development is visually satisfactory in accordance with saved Local Policy SUR1 and SUR6

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. The development hereby approved shall be carried out in strict accordance with the "Non-Licensed Method Statement" contained in section 5.0 of the Bat Inspection Survey and Methods Statement by CSa Environmental Planning dated February 2014. No changes shall be made to these details without prior written agreement in writing with the local planning authority. On completion of these works a brief confirmation letter shall be submitted to and the local planning authority.

    Reason - To ensure protected species are not harmed by the development and an offence under the Conservation of Habitats and Species Regulations 2010 and the Wildlife and Countryside Act 1981 (as amended) is avoided

  5. The garage, hereby permitted, shall be used solely for purposes incidental to the enjoyment of the dwelling house and for no other purpose.

    Reason - To retain planning control over the use of the building hereby approved.

  6. The development hereby permitted shall be carried out in accordance with the following approved plans:

    369-01 rev C - location and block plans 369-02 rev OR - existing plans 369-03 rev C - proposed plans, elevations and sections - house 369-04 rev B - proposed plans elevations and sections - garage

    Reason - To define the permission.
