This decision is subject to the following conditions:
The proposal would represent a contrived from of development that would result in the loss of spaciousness between the existing dwellings and as a result would appear unduly cramped in the streetscene. For these reasons it is considered that the proposal would represent an incongruous form of development that would fail to respond appropriately to the character of the area. The proposal would therefore conflict with saved Policies GD2 and SUR1 of the Local Plan, which amongst other things, permits development which would not have an adverse effect on the character and appearance of an area. The proposal would also be contrary to advice in the Framework, insofar as it attaches great importance to the design of the built environment.
The use of the proposed car parking area to the frontage of the proposed dwelling where visibility is restricted at the x distance of 2.4m measured in a westerly direction due to the laurel hedge and proposed 2m high fence being perpendicularly to the nearside edge of the adjoining footway would be likely to compromise the safe movement of pedestrians and vehicles contrary to the interests of highway safety.
There is Insufficient information in respect to the proposed driveway/car parking space to the frontage of the existing dwelling in relation to proposed gradient of the driveway which may lead to vehicles benching on the nearside edge of the adjoining footway contrary to the interest of highway safety.
