This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. Prior to any building works being first commenced, a precise specification of the proposed tiles to be used, a sample of at least four tiles to provide a representative range of the colour and texture of the tile, together with any ridge details and details of methods of lead flashings, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).

  3. Prior to any building works being first commenced, detailed drawings of the proposed window(s), French windows and roof lanterns showing design, sections through glazing bars and/or mullions, method of opening, finish and depth of external reveal, shall be submitted to and approved in writing by the Local Planning Authority. For the windows and French windows, only 'slim' type double glazing (i.e. 16mm max. for the depth of the unit, from outer edge to outer edge of glass) will be acceptable.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).

  4. Notwithstanding the other details required by condition, the materials to be used in the construction of the external surfaces of the extension and garage conversion hereby permitted shall match those used in the existing building.

    Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.

  5. The proposed rooflights to be inserted on the eastern elevation of the proposed annexe hereby approved shall be obscure glazed and shall remain as such thereafter.

    Reason - To protect the amenity of the neighbouring rear garden area.

  6. The detached annexe hereby approved shall be used solely in connection with the existing house as a single family dwelling.

    Reason - To ensure that a separate dwelling is not created and to avoid creating amenity issues between the existing property and the annexe building.

  7. The development hereby permitted shall be carried out in accordance with the following approved plans: 922-02B proposed plans, 922-01 existing plans

    Reason - To define the permission.
