This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out in accordance with the following approved plans: 'Location Plan'; 'Proposed Elevations & Floor Plans'; 'Proposed Block Plan'
Reason - In order to define the permission.
The materials to be used in the construction of the external surfaces of the dwelling hereby permitted shall match those used in the existing building to which is it attached as closely as reasonably practical.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building, in accordance with saved Policies GD2 and SUR1 of the Wychavon District Local Plan (June 2006)
Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.
Reason - To preserve the amenities of the locality
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, as amended, nothing in Article 3 and Schedule 2 to that order shall operate so as to permit any development specified in Part 1, Class A and B of the said schedule and no such development shall be carried out at any time without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.
Reason - In order that the Local Planning Authority can gain control over the development and preserve the amenities of the adjoining properties, in accordance with saved Policy GD2 of the Wychavon District Local Plan (June 2006)
The first floor bathroom window in the north-facing elevation of the dwelling hereby permitted shall be obscure glazed, and non-opening unless the parts of the window that can be opened unless the parts of the window that can be opened are more than 1.7 metres above the finished floor level of the room in which is serves.
Reason - To prevent overlooking and preserve the amenities of adjoining properties, in accordance with saved Policy GD2 of the Wychavon District Local Plan (June 2006)
