This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials shown on the approved plan shall be used and no others substituted without the approval, in writing, of the Local Planning Authority before work on the site commences.
Reason - To ensure that the development is visually satisfactory. This is in accordance with Saved Local Plan Policy SUR1.
Within 6 months of the date of this permission, the access, turning area and parking facilities shown on the approved plan shall be properly consolidated, surfaced, drained and otherwise constructed (to the satisfaction of the Highway Authority (confirmed in writing by the Local Planning Authority)) in accordance with the details set out on drawing no. WFE-5-13-019 and these areas shall thereafter be retained and kept available for those uses at all times.
Reason - In the interests of highway safety; to ensure the free flow of traffic using the adjoining highway and to provide sufficient parking on site for the existing and approved use.
Within 3 months of the date of this decision, full details of soft landscaping works have been submitted to and approved in writing by the Local Planning Authority.
Details shall also include the boundary treatment to the adjoining property Rushwinds.
Development shall be carried out in accordance with the approved details and retained thereafter.
Reason - To protect and enhance the visual amenities of the area and to ensure the satisfactory development of the site. This is in accordance with Saved Local Plan Policies GD2 & ENV1.
Within 3 months of the date of this permission, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
Within 3 months of the date of this permission details shall be submitted on the method of foul drainage to be used for the approved development.
Development shall be carried out in accordance with the approved details.
Reason - To ensure a satisfactory means of drainage is available to serve the development. This is in accordance with guidance contained in the National Planning Practice Guidance.
Within 3 months of the date of this decision details of any waste storage and disposal shall be submitted to and approved in writing by the Local Planning Authority.
Reason - To preserve the amenities of the locality. This is in accordance with Saved Local Plan Policy GD2.
Details of any solar panels to be attached to the enclosures or buildings shall be submitted to and approved in writing by the Local Planning Authority.
Any approved solar panels shall be carried out in accordance with the approved details submitted.
Reason - To preserve the character, appearance and amenities of the surrounding rural countryside. This is in accordance with Saved Local Plan Policy GD2 and ENV1.
