This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out in accordance with the following approved plans: PH/01, PH02, site plan and sections..
Reason - To define the permission.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, or as subsequently amended, the premises shall only be used for Classes A3 (Food and Drink) and A4 (Drinking establishments) .
Reason - In order to protect the defined primary shopping frontage of the town from non-retail uses, other than Class A3 and A4 which are considered to be acceptable to this frontage.
The use hereby approved shall only trade during the hours of 11.00 to 23.00 hours Monday to Saturday and 11.00 to 22.30 hours on Sunday.
Reason - To preserve the amenities of the locality.
