This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Following completion of the building operations for which consent is hereby granted, all #making good# of the existing building/wall shall be carried out in materials which match those used in the existing building to the satisfaction of the Local Planning Authority.
Reason - To ensure the historic and architectural character and appearance of the conservation area is properly preserved or enhanced, in accordance with Policies CB3 and CB4 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV13 of the Wychavon District Local Plan Review Revised Deposit (July 2003).
The boundary treatment shown on the approved plans shall be completed before the use hereby permitted is first commenced and shall be retained as such in perpetuity, unless otherwise agreed in writing with the Local Planning Authority.
Reason # To ensure there is an acceptable form of screening with the adjacent properties and to ensure that the setting of the adjacent conservation area is properly preserved or enhanced.
The development hereby permitted shall not be brought into use until the vehicular entrance, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.
Reason - In the interests of highway safety.
Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.
Reason - To prevent indiscriminate parking in the interests of highway safety.
The development hereby permitted shall be carried out in accordance with the following approved plans:

Reason - To define the permission.
The materials to be used in the construction of the external surfaces of the single storey extension to the west elevation hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
Prior to the commencement of the development hereby permitted a detailed mitigation and compensation strategy shall be submitted to and agreed in writing with the local planning authority. The details of this strategy shall follow the recommendations made in section E.1.2 (Mitigation and Compensation Strategy) of the Bat Survey report by Sharp Ecology dated December 2013. The strategy shall thereafter be implemented in accordance with the approved details.
Reason - to avoid an offence under the Conservation of Habitats and Species Regulations 2010 and the Wildlife and Countryside Act 1981, and to make appropriate habitat provision in accordance with paragraphs 109 and 118 of the NPPF, Wychavon Local Plan Policy ENV 6 and SWDP Policy 22.
Before the first occupation of the building hereby permitted the windows(s) in the south elevation gable as shown on approved plans as being fitted with obscure glazing shall be fitted with obscured glazing and shall be permanently retained in that condition thereafter.
Reason - To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy in accordance with policy GD2 of the Wychavon District Local Plan (June 2006).
