This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials to be used in the construction of the external surfaces of the extension and detached garage hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
The extension hereby approved shall not be occupied or first used until the variety of dilapidated outbuildings located on the site have been taken down and all resulting debris removed from the site.
Reason - In the interests of visual amenity and to ensure the development represent high quality design.
The proposed garage and rear extension shall be only be used for ancillary purposes in connection with the single residential dwelling and shall not be occupied independently or be used for any business purposes without the prior approval of the local planning authority.
Reason - To ensure that the building and extension are used in connection with the main dwelling and to protect the amenity of the neighbouring properties.
The development hereby permitted shall be carried out in accordance with the following approved plans: 859 001B site and location plan, 859 004C proposed elevations (Amended), 859 002C proposed floor plans (Amended), 859 005B proposed garage plans, 859 002B existing elevations and floor plans
