This decision is subject to the following conditions:

  1. The development hereby permitted shall not be brought into use until the access, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.

  2. No development shall take place until a detailed mitigation and habitat enhancement strategy has been submitted to and agreed in writing with the Local Planning Authority. The strategy shall be based on the Full Bat Survey Report by Focus Ecology Ltd dated September 2012 and the recommendations made therein, and shall thereafter be implemented as approved.

    Reason - To ensure compliance with the Conservation of Habitats and Species Regulations 2010

  3. The dwellings hereby approved shall be constructed in accordance with the floorslab levels as shown on drawing number MN:1133:07 Rev B

    Reason - In order to ensure that the overall appearance of the development is satisfactory and to ensure that the proposed development is protected from overland flooding

  4. Prior to the first occupation of the development hereby permitted, the details set out in the submitted Water Management Statement approved under planning reference W/12/01652/PN shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the Council's adopted Water Management Supplementary Planning Document.

  5. The materials shown on drawing number MN:1133:02 Rev B shall be used in the construction of the external surfaces of the dwellings hereby approved

    Reason - To ensure that the development is visually satisfactory.

  6. The development hereby permitted shall be carried out in accordance with the following approved plans:
