This decision is subject to the following conditions:

  1. The proposed development shall not be occupied until there has been submitted to and approved in writing by the Local Planning Authority a plan indicating the positions, design, materials and type of boundary treatment to be erected. The boundary treatment shall be completed before the use hereby permitted is commenced or before the properties are occupied or in accordance with a timetable agreed in writing with the Local Planning Authority. Development shall be carried out in accordance with the approved details.

    Reason - In order to ensure that there is an acceptable form of screening with adjacent properties.

  2. A screen wall 2.4 metres in height and in a form and materials to be agreed with the Local Planning Authority shall be erected adjacent to the property known as 'Dormer House' on the southern boundary of this dwelling. The approved wall shall be erected in accordance with the approved details prior to the dwelling being first occupied and the wall shall remain in place for perpetuity.

    Reason - To preserves the amenities of the neighbouring property.
