This decision is subject to the following conditions:

1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
   
   Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2. The proposed works shall be carried in accordance with the material details and method of construction details included in email dated the 18th March, 2014 from Mr Hadley and attached proposed window drawings and affected timber details.
   
   Reason - To ensure a satisfactory development which does not prejudice the amenity of the locality.

3. The development hereby permitted shall be carried out in accordance with the following approved plans:
