This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Samples of the external facing bricks and roof materials shall be subject to the approval, in writing of the Local Planning Authority before any work on the site commences.
Reason - To ensure that the development is visually satisfactory in the surrounding street scene. This is in accordance with Local Plan Policies ENV1, SUR1 and RES9.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
Notwithstanding the provisions of the Town and Country Planning (General Permitted development) Order 1995 as amended, substituted, extended, consolidated and/or replaced, nothing in Article 3 and Schedule 2 to that Order shall operate so as to permit the enlargement of the replacement bungalow specified in Part 1 Class A, B and E of the said schedule and no such development shall be carried out at any time without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.
Reason - To ensure that the replacement bungalow remains similar in size and scale and to the original dwelling as set out in Local Plan Policy RES9.
The stripping of the roof tiles along the ridge and for 1m below the ridge shall be carried out by hand and under the supervision by a licensed bat worker. Prior to the commencement of the roof strip, two Schwegler 2FN bat boxes shall be installed high up and away from direct lighting on suitable trees as advised by the bat worker. These bat boxes shall thereafter be retained unless otherwise agreed with the local planning authority. On completion of these works a brief letter of confirmation shall be sent to the local planning authority for approval.
Reason - To prevent harm to protected bat species in accordance with the Conservation of Habitats and Species Regulations 2010 and to make appropriate habitat provision in accordance with paragraph 118 of the NPPF.
Within one month of the occupation of the replacement bungalow hereby approved demolition of the original dwelling shall commence and be completed within 3 months.
Once demolition has been completed, all debris / materials associated to the existing dwelling shall be removed from the site and the site restored to grassland.
Reason - The application relates to a replacement dwelling only. New isolated residential accommodation would not be supported in this location as set out in saved Local Plan Policy GD1 and guidance contained in The National Planning Policy Framework (in particular paragraph 55). This is also to preserve the character and appearance of the rural environment. This is in accordance with saved Local Plan Policy ENV1.
The domestic curtilage for the replacement bungalow hereby approved shall be in accordance with the approved drawing no. 14:02:01 and be maintained thereafter.
Reason - For the reasons of site planning and design. This is in accordance with Saved Local Plan Policies RES9 and SUR1.
No development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a plan indicating the positions, design, materials and type of boundary treatment to be erected.
Development shall be carried out in accordance with the approved details and remain thereafter.
Reason - In order to ensure that there is an acceptable form of screening in the surrounding rural character. This is in accordance with Saved Policy ENV1.
