This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The development hereby permitted shall be carried out in accordance with the following approved plans: 'P-01' and 'P-02'

    Reason - In order to define the permission and to ensure that the development is visually satisfactory, in accordance with saved Policies SUR1 and SUR6 of the Wychavon District Local Plan (June 2006)

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. The first floor windows in the side and rear elevation of the first floor extension hereby approved, that serve a bedroom and en-suite respectively, shall be obscure glazed, and non-opening unless the parts of the window that can be opened are more than 1.7m above the finished floor level of the room in which they serve.

    Reason - To protect the amenities of adjoining properties from unacceptable overlooking/loss of privacy in accordance with policy GD2 of the Wychavon District Local Plan (June 2006).
