This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of planning permission ref. no. W/12/02233/PN (therefore within three years from 13 December 2012).

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The materials detailed in the application submissions relating to the planning consent granted under reference W/12/02233/PN shall be used and no others substituted without the approval, in writing, of the Local Planning Authority before work on the site commences. The development shall be retained in the materials so approved unless otherwise agreed in writing by the Local Planning Authority.

    Reason - To ensure that the development is visually satisfactory.

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the Water Management Statement submitted in relation to the planning consent granted under reference W/12/02233/PN shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. The development hereby approved shall not begin until a Construction Method Statement has been submitted to and approved in writing by the Local Planning Authority. The approved Statement shall be adhered to throughout the construction period. The Statement shall provide for the:-

    a. parking of vehicles of site operatives and visitors; b. loading and unloading of plant and materials; and c. storage of plant and materials used in construction of the development.

    Reason - To prevent indiscriminate parking on Main Road.

  5. The development hereby permitted shall be carried out in accordance with the following approved plans:

    1115-12-001D; 1115-13-200B; 1115-13-201C; 1115-13-202B; 1115-13-204A; 1115-13-205A;

    Reason - To define the permission.
