This decision is subject to the following conditions:
The works to which this consent relates must be begun not later than the expiration of three years beginning with the date of the granting of this consent.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Notwithstanding the details submitted, and prior to carrying out any timber frame and infill panels repair/replacement, details of the proposed new framing/repairs, using traditional methods with pegged mortice and tenon joints, as well as details and proposed mixes and method of infilling panels, shall be submitted to and approved in writing by the local planning authority. Notwithstanding the wholesale timber replacement proposed, only rotten beyond repair timbers and soleplates (or any other timber members) should be replaced. Damp proof coursing is generally not advisable in the case of timber-framing, as the timber sole-plate, if in a good condition, will act as a natural damp proof course. Non-breathable insulations and vapour barriers are to be avoided for both lightweight panels and brickwork within the existing historic building.
Reason: To ensure the special historic and architectural interest of the building is properly maintained, in accordance with saved Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).
Prior to any roofing works being first commenced, a precise specification of the proposed tiles/slates to be used, a sample of at least four tiles to provide a representative range of the colour and texture of the tile, together with any ridge details and details of methods of lead flashings, shall be submitted to and approved in writing by the local planning authority.
Reason: To ensure the special historic and architectural interest of the building is properly maintained, in accordance with saved Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).
Notwithstanding the submitted details, and prior to any gable wall re-erection works, and any new window or French windows being put in place here or elsewhere, details of the proposed gable wall design and construction, and of the proposed windows showing design, sections through glazing bars and/or mullions, method of opening, finish and depth of external reveal, shall be submitted to and approved in writing by the local planning authority. There is an opportunity for better re-aligning the windows upstairs/downstairs when re-erecting the collapsed gable-end wall.
Reason: To ensure the special historic and architectural interest of the building is properly maintained, in accordance with saved Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).
Notwithstanding the proposed specification indicating underpinning, prior to any such works being carried out, a precise specification of an alternative solution shall be submitted to and approved in writing by the local planning authority.
Reason: To ensure the special historic and architectural interest of the building is properly maintained, in accordance with saved Policy ENV13 of the Wychavon District Local Plan (June 2006).
Prior to the first occupation of the dwelling, the applicant shall provide a photographic record of the building affected by the development hereby approved, in accordance with the guidance of the Worcestershire County Council's Archive & Archaeology Service.
Reason - To provide a suitable recording of the historic structure, in accordance with saved Policy ENV10 of the Wychavon District Local Plan (June 2006)
A bat boxes, such as Schwegler type 1FF, shall be installed away from direct lighting on the south-east elevation of the new extension, and a further two Schwegler 1FF boxes are erected on the new garage, unless otherwise agreed in writing with the local planning authority. Once installed a brief letter of confirmation shall be submitted to the local planning authority for approval.
Reason - To make appropriate habitat provision in accordance with paragraph 118 of the Framework.
