This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials to be used in the construction of the external surfaces of the first floor and front extension hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
Prior to the occupation of the extension hereby approved, a bat box shall be provided on the site and thereafter maintained in accordance with details which shall have first been submitted to and approved in writing by the Local Planning Authority.
Reason - to make appropriate habitat provision in accordance with paragraph 118 of the NPPF.
The development hereby permitted shall be carried out in accordance with the following approved plans: Location and block plan (rev A), Proposed ground floor (rev A), Proposed first floor (rev A), Proposed elevations (rev A), Existing elevations, existing floor plan.
