This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The development hereby permitted shall be carried out in accordance with the following approved plans:

    1618 LOC-BLOCK A2 1129/01 EXISTING PLANS & ELEVATIONS A2 1129/02 PROPOSED PLANS & ELEVATIONS Reason - To define the permission.

  3. Prior to any building works being first commenced, a detailed drawing showing the precise specification or detail of the joint between proposed first-floor extension and existing property, or, in other words, between the 'old' and the 'new' shall be submitted to and approved in writing by the Local Planning Authority. If, on opening up, there was a difference between the first floor levels or the old and new elements, there should be a presumption in favour of altering the floor level of the modern extension to suit, and leave the historic fabric (floor boards, floor joists, and any other historic timbers to the floor roof or walls) undisturbed.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).

  4. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  5. Prior to any building works being first commenced, a precise specification of the proposed brick to be used, a sample of at least four bricks to provide a representative range of the colour and texture of the brick, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).

  6. Prior to any building works being first commenced, a precise specification of the proposed tiles to be used, a sample of at least four tiles to provide a representative range of the colour and texture of the tile, together with any ridge details and details of methods of lead flashings, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).

  7. Prior to any building works being first commenced, detailed drawings of the proposed window(s) showing design, sections through glazing bars and/or mullions, method of opening, finish and depth of external reveal, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).
