This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The materials shown on the approved plan and detailed within the application form shall be used.

    Reason - To ensure that the development is visually satisfactory in accordance with saved Local Plan Policy SUR1

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. Notwithstanding the ridge height of the garage indicated by the approved elevation drawing no.002, the overall height of the proposal shall not exceed the height of the existing garage to be demolished.

    For the avoidance of doubt this height has been confirmed as 4.2m within the email received on the 27.3.14 from the applicant and stored within the planning register for this application

  5. The development hereby permitted shall be carried out in accordance with the following approved plans:

    Red line location plan - 001 Existing block plan - 004 Proposed block plan - 004 Proposed elevations and floorplan - 002 Section detail - 003

    Reason - To define the permission.

  6. The development, hereby permitted, shall be used solely for purposes incidental to the enjoyment of the dwelling house Chippings, Springfield Lane and for no other purpose.

    Reason - To retain planning control over the use of the building hereby approved.
