This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The development hereby permitted shall be carried out in accordance with the following approved plans: '2600_100' and '2600_101 B'.

    Reason - In order to define the permission.

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. The garages shown on the approved plans shall be kept available for storage use and shall not be converted into habitable accommodation.

    Reason - In order to ensure that garage accommodation remains available for the residential use and so as to restrict pressure for additional or alternative garaging in new buildings, which may spoil the setting and character of the listed building, in accordance with saved Policies GD2 and ENV14 of the Wychavon District Local Plan (June 2006).

  5. A bat box, such as a Schwegler type 1FF, shall be installed away from direct lighting high up on the south-east facing gable end of the main house, unless otherwise agreed in writing with the local planning authority. Once installed a brief letter of confirmation shall be submitted to the local planning authority for approval.

    Reason - To make appropriate habitat provision in accordance with paragraph 118 of the Framework.
