This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The materials shown on the approved plan and detailed within the application form shall be used and no others substituted without the approval, in writing, of the Local Planning Authority before work on the site commences.

    Reason - To ensure that the development is visually satisfactory in accordance with saved Local Plan Policy SUR1

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. Prior to the commencement of the development hereby approved and prior to the removal of any roof tiles, soffits and barge boards, an update bat and bird inspection shall be carried out by a suitably qualified and licensed bat ecologist using an endoscope, torch and mirror or similar.

    On completion a brief letter shall be submitted to the local planning authority for confirmation and the works shall then only be undertaken under the supervision of a suitable qualified and licienced bat ecologist.

    Reason - To prevent harm to protected bat species in accordance with the Conservation of Habitats and Species Regulations 2010 and the Countryside and Wildlife Act 1981 (as amended).

  5. A bat box, such as a Schwegler type 1FF, shall be installed high up away from direct lighting on the south-western elevation of the dwelling, unless otherwise agreed in writing with the local planning authority. Once installed a brief letter of confirmation shall be submitted to the local planning authority for approval.

    Reason - to make appropriate habitat provision in accordance with paragraph 118 of the NPPF.

  6. Before the first occupation of the building/extension hereby permitted the window serving the first floor en suite shall be fitted with obscured glazing and shall be permanently retained in that condition thereafter.

    Reason - To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy in accordance with policy GD2 of the Wychavon District Local Plan (June 2006).

  7. The development hereby permitted shall be carried out in accordance with the following approved plans:

    14-013-1 - location and site plan 14-013-6 - existing block plan 14-013-2 - existing plans 14-013-4 - proposed elevations 14-013-5 - proposed garage elevations 14-013-3 - proposed floor plans

    Reason - To define the permission.
