This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials shown on the approved plan and detailed within the application form shall be used in the construction of the external walls and roof of the development hereby permitted.
Reason - To ensure that the development is visually satisfactory in accordance with saved Local Plan Policy SUR1.
Notwithstanding the details submitted with the application, details of surface water attenuation and disposal shall be submitted to and agreed in writing by Local Planning Authority before construction work on the approved development is commenced. The approved surface water attenuation and disposal measures shall be fully provided prior to the extension hereby permitted first being used.
Reason - To ensure that adequate means of surface water attenuation are provided as part of this development in accordance with the Wychavon District Council Water Management SPD
Prior to the installation of the fans shown on the approved drawings, details of maximum noise levels to be created by the proposed fans (and where appropriate measures to control noise levels) shall be submitted to and approved in writing by the local planning authority. The fans shall operate only in accordance with the approved maximum noise level and noise mitigation measures.
Reason - To ensure the extended unit does not generate adverse levels of noise to the detriment of surrounding residential property in accordance with saved Local Plan Policy GD2.
The 'cleaning out' of the buildings shall only be carried out in accordance with the cleaning out procedure highlighted in paragraph 13.1 of the agents design and access statement.
Reason - To ensure the expansion of the poultry unit does not generate odour to the detriment of the surrounding residents in a accordance with saved Local Plan Policy GD2
The development hereby permitted shall be carried out in accordance with the following approved plans:
1:1250 red line location plan 1:200 - survey of existing 1:00, 1:200 and 1:500 - proposal
