This decision is subject to the following conditions:

1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
   
   Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2. The materials detailed in the application submissions shall be used in the construction of the external elevations and roof of the extension hereby approved.
   
   Reason - To ensure that the development is visually satisfactory.

3. Surface water run-off from the proposed development shall be disposed of as described in the submitted Water Management Statement.
   
   Reason - To ensure that surface water run-off is dealt with in an appropriate and sustainable manner.

4. The development hereby permitted shall be carried out in accordance with the following approved plans:
