This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out in accordance with the following approved plans: 'Location Plan'; '9385 01A'; '9385 02'
Reason - In order to define the permission and to ensure the development is visually satisfactory, in accordance with saved Policies GD2, SUR1 and SUR6 of the Wychavon District Local Plan (June 2006)
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
Both the proposed new first floor windows in the south-west side elevation of the dwelling, serving a bathroom and en-suite respectively, hereby approved, shall be obscure glazed, and non-opening unless the parts of the window that can be opened are more than 1.7 metres above the finished floor level of the room to which they serve, and remain so in perpetuity.
Reason - To prevent overlooking and preserve the amenities of the adjoining neighbour, in accordance with saved Policies GD2 and SUR6 of the Wychavon District Local Plan (June 2006)
A bat brick, such as an Ibstock bat brick, or bat tube, such as a Schwegler type 1FR, shall be installed away from direct lighting high up on the south-west facing elevation of the new extension, unless otherwise agreed in writing with the local planning authority. Once installed a brief letter of confirmation shall be submitted to the local planning authority for approval.
Reason - To make appropriate habitat provision in accordance with paragraph 118 of the Framework.
