This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials to be used in the construction of the external surfaces of the extension to the Chapel building hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
A bat box, such as a Schwegler 1FF or a Schwegler 1 WQ, shall be installed away from direct lighting high up on the south elevation of the existing Chapel building, unless otherwise agreed in writing with the local planning authority. Once installed a brief letter of confirmation shall be submitted to the local planning authority for approval.
Reason: To make appropriate habitat provision in accordance with paragraph 118 of the NPPF.
The development hereby permitted shall not be occupied at any time other than for purposes either ancillary to the residential use or for holiday let accommodation in association with the dwelling known as The Corner House, Lineholt, Droitwich.
Reason - To retain planning control over the use of the building hereby approved.
Notwithstanding the details of the boundary treatment as demonstrated on plan 2013/K622/11(C) prior to any building works being first commenced, details of the location, height and the precise specification of the proposed materials, or species of planting, for the boundary treatments on the site shall be submitted to and approved in writing by the Local Planning Authority.
Reason - To ensure the rural character of the locality is maintained in accordance with Policies GD2 of the adopted Wychavon District Local Plan. (June 2006)
