This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The development hereby permitted shall be carried out in accordance with the following approved plans:

    Drawing No. 01; 02 & 03.

    Reason - To define the permission.

  3. The materials to be used in the construction of the external surfaces of the extensions hereby permitted shall match those used in the existing building.

    Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building. This is in accordance with Saved Local Plan Policy SUR1.

  4. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  5. An external bat roosting feature, such as a bat box, bat brick or tube and a feature to allow bat access into the loft void shall be provided on the dwelling and shall thereafter be maintained in accordance with details which shall have first been submitted to and approved in writing by the local planning authority before any work on site commences.

    Reason - to provide appropriate habitat for protected species in accordance with paragraphs 109 and 118 of the NPPF.

  6. Prior to the removal of any roofing material, a pre-start survey shall be carried out by a suitably qualified and licensed bat worker to confirm that there is no new evidence of bat presence. Should any evidence be found, work on the roof shall not progress until an appropriate way forward has been agreed between the ecologist and the local planning authority. A brief letter of confirmation shall be submitted to the local planning authority by the ecologist for information once the inspection has taken place.

    Reason - to ensure an offence under the Conservation of Habitats and Species Regulations 2010 is avoided.
