This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of one year from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004 and to ensure that the development will proceed promptly so as to reduce the Council's housing supply shortfall.

  2. The development hereby permitted shall be carried out in accordance with the following approved plans: '001 A'; '101 B'; '102 A'; '103 A'; '104'.

    Reason - In order to define the permission.

  3. The development hereby permitted shall not be occupied until the access, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the local planning authority and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway, in accordance with saved Policy GD2 of the Wychavon District Local Plan (June 2006)

  4. Details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the local planning authority before any work on the site commences.

    Reason - To ensure that the development is visually satisfactory, in accordance with saved Policies GD2 and SUR1 of the Wychavon District Local Plan (June 2006).

  5. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  6. Notwithstanding the details submitted, no part of the development shall be commenced until there has been submitted to, and approved in writing by, the local planning authority a scheme outlining boundary treatments. The scheme shall include tree and hedge/shrub planting of native species and/or suitable fencing, along the application site boundaries and shall give, where necessary details of proposed species, plant sizes, planting densities and protective fencing (where appropriate) during establishment.

    All planting comprised in the approved details shall be carried out in the first planting season following the completion or first occupation/use of the development, whichever is the sooner.

    All planting shall be watered as necessary and competitive weed growth controlled to ensure successful establishment.

    Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless otherwise agreed in writing by the Local Planning Authority.

    Reason - To protect and enhance the visual amenities of the area and to ensure the satisfactory development of the site - in accordance with saved policies GD2, ENV1, SUR2 of the Wychavon District Local Plan (June 2006).

  7. Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the local planning authority and such provision shall be retained and kept available during construction of the development.

    Reason - To prevent indiscriminate parking in the interests of highway safety, in accordance with saved Policy GD2 of the Wychavon District Local Plan (June 2006).
