This reserved matters approval must be read in conjunction with outline planning permission ref W/13/01131/OU and the conditions attached thereto.
Reason - The outline permission and the approval of reserved matters must be considered together.
No development shall take place until a schedule of the materials to be used in the construction of the external surfaces of the dwellings, garages and substation hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details.
Reason - Details shown on the drawings are not satisfactory.
No part of the development shall be commenced until full details of hard landscape works have been submitted to and approved in writing by the Local Planning Authority. The details submitted must include:
i) the position, design and materials of all site enclosures; ii) car parking layout and other vehicular and pedestrian areas; iii) hard surfacing materials; iv) minor artefact's and structures (e.g. play equipment, street furniture, lighting whether free-standing or attached to other structures, refuse areas, signs etc); and v) the location of existing and proposed functional services above and below ground (e.g. drainage, power, communications cables, pipelines etc. indicating routes, manholes, supports etc.).
Thereafter the development shall be carried out in accordance with the approved details.
Reason - To preserve and enhance the visual amenities of the area and to ensure the satisfactory development of the site - in accordance with saved Policies GD2, ENV1 and SUR2 of the Wychavon District Local Plan (June 2006).
The precise floorslab levels of each new dwelling, relative to the existing development on the boundary of the site shall be submitted to and approved by the Local Planning Authority prior to the commencement of the development.
Reason - In order to ensure that the overall appearance of the development is satisfactory.

Reason - To define the permission.
Notwithstanding the details submitted, a scheme for the secure gating of the proposed rear access ways shall be submitted to and approved in writing by the local planning authority. Thereafter the approved details shall be fully implemented and maintained in perpetuity.
Reason: To reduce the risk of crime and ensure a safe residential environment for the future residents.
No development shall take place until large scale details of all chimneys and porches have been submitted to and approved in writing by the local planning authority. The development hereby approved shall be carried out in accordance with those approved details.
