The works to which this consent relates must be begun not later than the expiration of three year(s) beginning with the date of the granting of this consent.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planningand Compulsory Purchase Act 2004.
The development hereby approved shall be carried out in accordance with a working method statement which shall be based on the recommendations contained in section 4 of the Bat Assessment by Worcestershire Wildlife Consultancy Ref. 2013/163v2, dated February 2014 and the result of a minimum of one pre-works bat survey in relation to Room 4, and shall be submitted to and approved in writing prior to the commencement of the development.
Reason - To ensure protected species are not harmed by the development and an offence under the Conservation of Habitats and Species Regulations 2010 is avoided. Susanne Hiscock
The building hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Uphampton House, Uphampton.
Reason - To preserve the residential amenities of both occupiers of the existing main dwelling, Uphampton House, and the converted coach house hereby approved. This is in accordance with saved policy GD2 of the adopted Wychavon District Local Plan.
Prior to any building works being first commenced, detailed drawings of the proposed window(s) showing design, sections through glazing bars and/or mullions, method of opening, finish and depth of external reveal, shall be submitted to and approved in writing by the Local Planning Authority.
Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).
