This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The development hereby permitted shall be carried out in accordance with the following approved plans: 'Site Plan'; 'SHDC/11/10/01'; '14-05-02'

    Reason - In order to define the permission and to ensure the development is visually satisfactory, in accordance with saved Policy GD2 and SUR1 of the Wychavon District Local Plan (June 2006)

  3. All existing trees and hedges on site, or branches from trees on adjacent land that overhang the site, unless indicated on the approved plans to be removed, shall be retained and shall not be felled or otherwise removed within a period of five years from the completion of the development without the previous written consent of the local planning authority.

    There shall be no burning of any material within 10 metres of the extent of the canopy of any retained tree/hedge.

    If any retained tree/hedge is removed, uprooted or destroyed or dies, within three years of the date of occupation of the bungalow hereby permitted, another tree shall be planted at the same place and that tree shall be of such size and species, and shall be planted at such time, as may be specified in writing by the local planning authority.

    Reason - To prevent existing trees/hedges from being damaged during construction work and to preserve the amenities of the locality. In accordance with saved Policies ENV8 and SUR2 of the Wychavon District Local Plan (June 2006).

  4. The bungalow hereby permitted shall not be occupied until the vehicle parking and turning area, has been provided and made available for use in accordance with the approved plans and details. The vehicle parking and turning area shall be retained thereafter and kept available at all times for parking and turning purposes.

    Reason - In the interests of highway safety and to ensure sufficient off-road parking and turning facilities are retained to serve the development hereby approved, in accordance with saved Policy GD2 of the Wychavon District Local Plan (June 2006)

  5. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
