This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials shown on the approved plan shall be used in the construction of the external walls and roof of the extensions hereby approved.
Reason - To i) ensure the special historic and architectural interest of the building is properly maintained, and ii) the historic and architectural character and appearance of the conservation area is properly preserved or enhanced in accordance with Policies ENV12 and ENV13 of the adopted Wychavon District Local Plan (June 2006).
Surface water run-off from the proposed development shall be disposed of as described in the submitted Water Management Statement unless otherwise agreed in writing by the Local Planning Authority.
Reason - To ensure that surface water run-off is dealt with in an appropriate and sustainable manner.
Development shall not begin until parking for site operatives has been provided in accordance with details to be submitted to and approved in writing by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.
Reason - To prevent indiscriminate parking in the interests of highway safety.
No part of the development shall be commenced until full details of a replacement tree, including its location, species, size and timetable for planting have been submitted to and approved in writing by the Local Planning Authority. The replacement tree shall be planted in accordance with the approved details.
If the replacement tree, within a period of five years from the completion of the planting, dies, or is removed or becomes seriously damaged or diseased, it shall be replaced in the next planting season with another of similar size and species, unless otherwise agreed in writing by the Local Planning Authority.
Reason - To i) compensate for the loss of trees in the development, and ii) protect and enhance the visual amenities of the area and to ensure the satisfactory development of the site in accordance with policies GD2, ENV1, ENV12 and SUR2 of the Wychavon District Local Plan (June 2006).
