This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The materials shown on the approved plan and detailed within the application form shall be used in the external elevations and roof of the extensions/alterations hereby approved.

    Reason - To ensure that the development is visually satisfactory in accordance with saved Local Plan Policy SUR1 and SUR6

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. The development hereby permitted shall be carried out in accordance with the following approved plans:

    1:1250 - red line location plan 1:500 - block plan

    23A - elevations existing 22A - elevations existing 21A - floor plans existing

    26A - elevations proposed 25A - elevations proposed 24A - floor plans proposed

    27 - existing and proposed roof plans

    Reason - To define the permission.

  5. Prior to the first use of the balcony to be provided on the rear elevation (to serve bedroom number 1 on the approved drawings) the 1800 obscure glazed screen as shown on the approved drawings shall be provided. This screen shall be retained for perpetuity.

    Reason - To prevent unacceptable overlooking and loss of privacy.
