This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out in accordance with the following approved plans: 'Lincomb Farm Plan'; 'Location Plan; '2890-01'.
Reason - In order to define the permission.
The materials and finish shown on the approved plan and as described in the submitted 'Design and Access Statement' shall be used in the construction of the development hereby approved.
Reason - To ensure that the development is visually satisfactory, in accordance with saved Policies COM14 and SUR1 of the Wychavon District Local Plan (June 2006).
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
The health and safety welfare unit, hereby permitted, shall be used solely for purposes incidental to, and in association with, the existing equestrian and agricultural enterprise operating from the application site address, and for no other independent purpose.
Reason - In order to define the permission and ensure the unit is used in association with the existing equestrian and agricultural enterprise, in accordance with saved Policy COM14 of the Wychavon District Local Plan (June 2006)
Details of any floodlighting shall be submitted to and approved in writing by the local planning authority before the first use of the welfare unit hereby permitted. Development shall be carried out in accordance with the approved details.
Reason - To protect the amenities of adjoining/nearby properties from light intrusion and to ensure the proposed development does not cause unacceptable light pollution and adverse effects on the environment in accordance with saved Policy GD2 of the Wychavon District Local Plan (June 2006)
