This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The development hereby permitted shall be carried out in accordance with the following approved plans: 'RC420/01'; 'RC420/02'; 'RC420/03A'; 'RC420/04B'; 'RC420/05A'; 'RC420/06'; 'RC420/07'; 'RC420/08'.

    Reason - In order to define the permission and ensure the development is visually satisfactory, in accordance with saved Policies GD2, ENV13, SUR1 and SUR6 of the Wychavon District Local Plan (June 2006)

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. The works in relation to the studio-workshop shall be carried out in strict accordance with the working method statement and summary recommendations contained in Appendix 2 of the Protected Species Ecological Scoping and Bat Survey Report by europaeus land management services, dated 19 May 2014, and shall include the bat habitat creation measures as described in paragraph 8 of the 'Summary for Structural Works'. On completion a brief letter of confirmation shall be submitted to the local planning authority for information.

    Reason - to ensure protected species are not harmed by the development, in accordance with the Conservation of Habitats and Species Regulations 2010 and the Wildlife and Countryside Act 1981 and appropriate habitat provision is made in accordance with paragraph 118 of the Framework.

  5. The conversion and extension of the existing outbuilding hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as 'The Thatch', Main Street, Bishampton.

    Reason - To preserve the amenities of the locality and to ensure the development is not occupied as a separate residential unit, in accordance with saved Policies GD2 and SUR7 of the Wychavon District Local Plan (June 2006)
