Decision: Approved - Change of Use

This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The development hereby permitted shall be carried out in accordance with the following approved plans: all eleven originally submitted plans with the application date stamped received 11/03/14 and 14/04/14 by Planning Services.

    Reason - To define the permission.

  3. The materials shown on the accompanying application form shall be used in the construction of the external walls and roofs of the buildings hereby approved

    Reason - To ensure that the development is visually satisfactory.

  4. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  5. The holiday units hereby approved shall only be used for short term holiday let accommodation. Neither of the units shall be used as permanent residential accommodation.

    Reason - To ensure that the tree houses are not occupied as permanent residential accommodation which would be contrary to development plan policies directing most new housing to urban areas and other sustainable locations and contrary to the tourism accommodation policy which defines the proposal.

  6. The parking spaces marked on the approved Site Plan shall be kept available for the parking of vehicles in connection with the holiday use at all times.

    Reason - To define the parking provision for the use and to prevent vehicles being parked on the highway.
