This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. Prior to any building works being first commenced, a precise specification of the proposed brick to be used, a sample of at least four bricks to provide a representative range of the colour and texture of the brick, together with a specification of the proposed mortar mix, pointing profile and finish, jointing width and bond of the brickwork, shall be submitted to and approved in writing by the Local Planning Authority. The works shall be carried out in accordance with the approved details.

    Reason - To ensure the historic and architectural character and appearance of the Conservation Area is properly preserved or enhanced, in accordance with Policy ENV12 of the Wychavon District Local Plan (June 2006).

  3. Prior to any building works being first commenced, a precise specification of the proposed tiles/slates to be used, a sample of at least four tiles to provide a representative range of the colour and texture of the tile, together with any ridge details and details of methods of lead flashings, shall be submitted to and approved in writing by the Local Planning Authority. The works shall be carried out in accordance with the approved details.

    Reason - To ensure the historic and architectural character and appearance of the Conservation Area is properly preserved or enhanced, in accordance with Policy ENV12 of the Wychavon District Local Plan (June 2006).

  4. The area underneath the extension and external deck hereby approved shall be kept clear and shall not be used for storage at any time. In addition, before the development hereby approved is commenced details of a mesh to be fitted around the void shall be submitted to and approved in writing by the Local Planning Authority and shall be installed and retained in accordance with the approved details unless agreed otherwise in writing with the Local Planning Authority. The mesh shall be designed to allow water to freely enter and exit the void; to restrict debris entering the void which may reduce the flood storage volume of it, and to enable access for the removal of debris and silt.

    Reason - To ensure that flood storage volume is maintained on the site which is situated within an area of high flood risk.

  5. The two storage containers as shown on drawing number 030 Rev A to the south of the existing building shall be permanently removed from the site before the extension hereby approved is first brought into use.

  6. The development hereby permitted shall not be brought into use until the new vehicular access on the south side of the building shown on the approved Proposed Site Plan (drawing number 041 Rev A) has been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and this area shall thereafter be retained and kept available for that use at all times.

    Reason - To ensure that the proposed access is properly constructed to withstand periodic flooding and is constructed in permeable materials to enable surface water to be disposed of effectively.

  7. The development hereby permitted shall be carried out in accordance with the following approved plans:

    Amended Plans received in relation to previous planning application/consent reference W/10/02977/PN:
