This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Before any other works hereby approved are commenced, the construction of the vehicular access for site operatives between the nearside edge of the adjoining carriageway and the highway boundary/set back entrance shall be carried out in accordance with a specification to be submitted to and approved in writing by the Local Planning Authority, at a gradient not steeper than 1 in 20.
Reason - In the interests of highway safety.
The dwelling hereby permitted shall not be brought into use until the vehicular access and entrance, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.
Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.
Prior to the first occupation of the dwelling hereby approved, secure parking for 2 cycles to comply with the Council's standards shall be provided within the curtilage of the dwelling and these facilities shall thereafter be retained for the parking of cycles only.
Reason - To comply with the Council's parking standards.
Development shall not begin until parking for site operative vehicles and building materials has been provided within the application site in accordance with details to be submitted to and approved in writing by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.
Reason - To prevent indiscriminate parking in the interests of highway safety.
Surface water run-off from the proposed development shall be disposed of as described in the submitted Water Management Statement unless otherwise agreed in writing by the Local Planning Authority.
Reason - To ensure that surface water run-off is dealt with in an appropriate and sustainable manner.
Samples of the external facing bricks and roof materials shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences. The dwelling shall be constructed and retained in the materials so approved.
Reason - To ensure that the development is visually satisfactory.
Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00 Monday to Friday and 08.00 and 13.00 on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.
Reason - To preserve the amenities of the locality.
The finished ground floor level of the dwelling hereby approved shall be set 600mm above the adjacent road level.
Reason - In order to protect the development from overland flooding in the vicinity of the site.
The development hereby permitted shall be carried out in accordance with the following approved plans:
